So, when the time came to invite builders to be a part of our Display Village, we thought this small family-owned firm would be the perfect fit.
KIBA will have one of its beautiful homes featured in the village – the Audrey – and additional designs are already proving popular with early Lilywood buyers, with the firm now building four houses for future residents.
The company is owned and operated by Co-Directors Brett and Kirsty Paterson, who sold their own family home in 2018 to pursue their dream of building for others – exemplifying their commitment to building not just houses, but legacies.
Fast forward to 2024, and over the past six-and-a-half years, KIBA has built an amazing team of passionate, skilled people who go above and beyond to create beautiful homes for clients.
Kirsty said she was “beyond excited” to see construction kick off at Lilywood.
“We think we have found our perfect base in Lilywood, as KIBA is all about creating homes that are perfect for first-time buyers, young couples and families alike,” she said.
“KIBA offers affordability and style. With land prices still reasonable at Lilywood, we have the opportunity to design homes that are not only affordable, but also full of personality and flair.
“We love a minimalist vibe, but we’re definitely not about stark white and boring spaces. KIBA is fun, young, and dynamic, and that energy is reflected in our designs.
“We embrace colour and are not afraid to use it, adding that little spark of life to every room. We take inspiration from eras that bring warmth and charm, and we weave those elements into our homes to create a cosy, inviting space—without overwhelming the senses. It’s all about striking the right balance to make a home feel like a place to relax, unwind, and connect.”
When it comes to designing the perfect homes, Kirsty said lifestyle is always front of mind.
“We picture our clients inviting their parents over to cook a meal, enjoying a quiet evening with close friends on the alfresco, or curling up with a new pet in the master bedroom,” she said.

With construction at Lilywood Landings surging ahead, the KIBA team is looking forward to being a part of the legacy.
“We will be forever grateful to Lennium Group and Master Builders for giving us the opportunity to enter this Display Village,” said Kirsty.
“Sometimes it’s very hard as a small builder to get this opportunity and we certainly know that. We can assure everyone it’s not lost on us.”
The Audrey
Inspired by the homes in Palm Spring in the USA, the Audrey is a four-bedroom home for those who love to entertain.
The versatile floorplan offers both privacy and functionality, with an open kitchen and living space connected to an alfresco, and a separate media room.
The Audrey has been carefully designed to place the bedrooms towards the middle and back of the home, ensuring privacy, security, and peace of mind.
The master suite, a luxurious oasis, boasts a spacious ensuite and walk-in robe, adding a touch of laid-back luxury.
Additionally, the kitchen features a bar area, inspired by the growing trend of bar carts. Even for those who don’t drink, it’s a lovely spot to prepare coffee or tea.
Audrey will also feature raked ceilings with stunning skylights, enhancing the home’s sense of space and light, and giving it an airy light feel.
With its thoughtful design and flexible spaces, the Audrey makes every day feel like a getaway.
