Why the Federal Budget could create a rush on new homes

26 May 2026

The Federal Budget handed down this month included one of the most significant proposed housing policy changes in recent years – the abolition of negative gearing for investors buying established homes, while retaining the tax benefit for newly built housing.

While the changes are still subject to implementation, the announcement is already generating discussion about how buyer demand may shift in the years ahead.

One likely outcome is increased investor focus on new housing and masterplanned communities such as Lilywood Landings, where buyers can access brand new homes and house and land packages.

Lennium Group Development Director Ian Worthington said the proposed changes could create stronger competition for new homes over time, particularly in high-growth areas across Southeast Queensland.

“There is certainly a growing view that investors may increasingly target new housing if these changes proceed, because that’s where the negative gearing benefits would remain available,” he said.

“That could potentially place more pressure on the supply of new homes and land in quality communities.”

Ian said that while the changes may eventually improve opportunities in the established housing market by reducing investor activity there, the opposite effect could occur in the new housing sector.

“For owner occupiers, first home buyers and families already considering building new, there may be an advantage in making their move earlier rather than waiting for competition to intensify,” he said.

“At Lilywood Landings, we see strong demand from buyers who value the lifestyle, the location and the opportunity to secure a brand new home in one of Southeast Queensland’s most exciting emerging growth areas.”

House and land packages at Lilywood Landings are currently available across a range of lot sizes, home designs and price points, with options suited to first home buyers, growing families and downsizers alike.

Ian said one of the major advantages of building new remained the certainty and simplicity the process can provide.

“Buyers can secure a home that’s designed specifically for modern living, often with turnkey inclusions and fixed-price contracts that help provide confidence around budgeting,” he said.

“And importantly, they’re buying into a completely new community with quality streetscapes, parks, future amenities and long-term growth potential.”
